What is a home loan EMI?

EMI stands for Equated Monthly Instalment. It is the regular monthly payment a borrower makes towards a loan. For a standard amortising home loan, each EMI includes an interest component and a principal repayment component. The interest portion is generally higher in the early years, while the principal portion increases as the outstanding balance reduces, assuming the rate and EMI structure remain unchanged.

How is home loan EMI calculated?

The calculator uses the standard reducing-balance EMI formula:

EMI = P × r × (1 + r)n ÷ [(1 + r)n − 1]
  • P = principal loan amount.
  • r = monthly interest rate, calculated as annual rate ÷ 12 ÷ 100.
  • n = total number of monthly instalments (loan tenure in years × 12).

If the interest rate is 0%, the EMI is simply the principal divided by the number of monthly instalments.

Worked example

Suppose you borrow ₹50,00,000 at an annual interest rate of 8.5% for 20 years. With a fixed rate and 240 monthly instalments, the EMI is approximately ₹43,391 per month. The exact displayed estimate is calculated from the inputs above and may differ slightly from a lender’s figures due to rounding and loan-specific terms.

Factors that affect your home loan EMI

Loan amount

A larger loan generally results in a higher EMI when the interest rate and tenure are unchanged.

Interest rate

A higher interest rate generally increases both the EMI and the total interest paid. Many home loans have floating rates, so repayments or the loan tenure may change when the rate changes.

Loan tenure

A longer tenure generally reduces the monthly EMI but can increase the total interest paid over the full loan term. Compare both monthly affordability and total repayment before choosing a tenure.

Frequently asked questions

Does this calculator show the exact EMI offered by a bank?

No. It provides an estimate based on the amount, interest rate, and tenure you enter. The lender’s repayment schedule may differ because of its terms, rate changes, fees, disbursement timing, and rounding practices.

Does the calculator include processing fees or insurance?

No. The EMI calculation excludes processing fees, insurance premiums, taxes, legal charges, and other loan-related costs unless they are included in the loan principal you enter.

Why can a longer loan tenure cost more?

A longer tenure spreads repayments across more months. Although the monthly EMI is usually lower, interest accrues over a longer period, so total interest paid may be higher.

What happens if my home loan has a floating interest rate?

If the rate changes, the lender may revise the EMI, loan tenure, or both according to the loan agreement and applicable rules. This calculator assumes the entered rate remains constant throughout the illustrative schedule.

Can I download my repayment schedule?

Yes. Select “Download CSV” to export the calculated monthly schedule, which you can open in spreadsheet software. The export is based on the inputs currently shown in the calculator.
